Before you enquire: the Doddabele scheme is not registered with K-RERA

This project is not registered with the Karnataka Real Estate Regulatory Authority. There is no registration number for it, and no application for one is on record. Section 3 of the Real Estate (Regulation and Development) Act 2016 prohibits a project in a registrable class from being advertised, marketed, booked or sold before registration is granted. That prohibition binds the promoter, any agent acting for it, and us.

So, plainly: until a K-RERA registration number has been granted and you have checked it yourself on the authority's own portal, no booking amount, expression-of-interest amount, pre-launch token or any other sum should be paid against this project to anyone, and no allotment letter or agreement should be signed for it. This microsite is an information and enquiry resource for a scheme still at the approvals stage. It is not a booking channel and it is not a sale offer.

Its own website describes an electrical contracting, fabrication, power projects and solar business, and its own project list carries a single entry. We found no completed residential project by this company and no K-RERA registration in its name. On the evidence available, this is its first residential development, and a buyer therefore has no delivery record to judge it on.
  • A note when the position changes — specifically if a K-RERA registration is granted, if the environmental clearance application is decided, or if the developer publishes a name, a unit mix or a price. Say in your enquiry that you want to be told, and we will tell you.

What we will not share about Asian Fab Kengeri

  • A price. The developer has published none — no rate, no unit price, no payment schedule. We will not invent one, and we will not pass on a figure a third party has attached to the project.
  • A possession or completion date. Nobody has given one. The launch and completion quarters circulating in early material are template defaults and are self-labelled tentative.
  • A unit count or a tower count. The client brief describes 1,336 apartments; no filing states a unit count, and the brief's own summary contradicts its tower figure. We will not choose between unsourced numbers.
  • A confirmed amenity schedule. None has been published. The list circulating in early material is generic and appears near-verbatim in briefs for unrelated projects.
  • A named sanctioning authority. No document we could obtain records one, and jurisdiction in this belt is unsettled following the 2025 reorganisation of BBMP into the Greater Bengaluru Authority. Verify the sanctioned plan and the sanctioning body directly with the developer.
  • Availability, a floor preference or a booking slot. We hold nothing to allocate.

Is the site on the Bengaluru–Mysuru Expressway?

No, and the three roads involved get collapsed into one constantly. The site is reached off Mysore Road — the old SH-17 alignment, since renumbered NH-275 — by way of the Doddabele village road. The access-controlled Bengaluru–Mysuru Expressway is a separate six-lane alignment whose Bengaluru terminus is the NICE Road junction near Kengeri; the site does not front it. The Nandi Infrastructure Corridor, which is what NICE Road is, is 6.02 km away by road. So the expressway is reachable, but describing this as an expressway-facing site would be inaccurate.

Which schools and colleges are near the site?

The closest school in the routed table is Basava Residential Girls School at 1.42 km by road, and the closest college is ACS College of Engineering at 1.73 km. Beyond that: National Public School Kengeri is 4.52 km, Orchids The International School on Mysore Road is 5.40 km, R. V. College of Engineering is 7.91 km and Christ University's Kengeri campus is 8.56 km, all by road. One caution specific to this location: several nearby institutions sit far closer on a map than on the road. S.G.K. Modern Public School is 0.59 km in a straight line but 3.07 km by road, and IBS business school 0.92 km straight-line but 3.13 km by road. Judge by the road figure.

Is there a sewage treatment plant near the site?

Yes, and it is worth knowing before you visit rather than after. BWSSB operates a 40 MLD sewage treatment plant at Doddabele, roughly 1.1 km from the site by road — between 0.6 and 0.8 km in a straight line, depending on whether you measure from the plot boundary or from its centre. A 100 MLD expansion is proposed on the same premises; it is proposed, not under construction. Comparable plants in the surrounding belt include Hemmigepura at 13 MLD and Kengeri at 60 MLD. This is a genuine locality trade-off. Wind direction and the plant's operating condition on the day are things you can only assess by standing on the site, so do that at least once.

What healthcare is within a short drive?

HK Hospital is the nearest at 1.77 km by road. The Rajarajeshwari campus is close too, though OpenStreetMap carries it as two separate records — the hospital and medical college entry routes at 2.44 km and the medical college and hospital entry at 3.25 km, so treat it as a campus roughly two and a half to three and a quarter kilometres out rather than as a single precise number. Kengeri Upanagara Government Hospital is 3.31 km by road, and BGS Gleneagles Hospitals — the largest multi-speciality facility in this belt — is 6.25 km. For a location this far out on the corridor, that is a reasonable spread of primary, government and tertiary care.

What is the khata and property tax position?

We did not obtain a khata extract for this parcel and will not guess at one. What the record does establish is that the land is privately owned and acquired, classified as residential land, with a DC conversion noted on file against the six survey numbers. That is a meaningful step — converted residential land is a different thing from agricultural land — but conversion is not khata, and khata is what determines who assesses you for property tax. Because the jurisdiction question above is unsettled, even the identity of the assessing body in this belt is not something we can state as fact. Ask the developer for the khata extract and the latest paid tax receipt, and have your advocate confirm which body issued them.
